New Residential, Commerical Development Proposed Near Eureka

A public hearing on the Rockwood Meadows project is scheduled for a May 28 Jefferson County Council meeting.

A proposal to build a new subdivision just south of Eureka that will feature an apartment complex and an assortment of commercial stores is up for approval in Jefferson County.

Called Rockwood Meadows, the development covers around 60 acres just to the northeast of the Missouri Route W and Route 109 intersection. According to planning documents, it would have 21 16-unit apartment buildings along with six commercial lots occupying 11 acres on the front end.

The proposal has received a positive recommendation from the county’s planning and zoning commission and the Jefferson County Council will hold a public hearing on the development at their May 28 meeting.

The property is currently vacant land and backs up to the banks of the Meramec River. Jefferson County Planner Justin Randall said it is considered part of the floodplain and will require a special development permit.

Randall said the permit is “standard procedure” and it includes requirements for elevating the buildings above the base flood level for the area.

It’s also not the first time a plan has put forward to develop the property. Previous proposals included a much larger development with a big box store and then single-family homes instead of apartments.

Jefferson County Planner Christy Bales said the developer was anxious to get started on “Phase I” of the project, which will likely include a convenience store.
